Regional Integration: The plan ensures the Hub is integrated into the local landscape near the Hamlet of Langdon while maintaining appropriate buffers from surrounding land uses.
Purposeful Redesignation: This plan facilitates the transition of the project lands from agricultural use to the Rocky View County specialized Special-Data Centre (S-DAT) designation.
Built Form: The vision supports the development of three high-tech industrial buildings designed for data storage and processing.
Economic Optimization: By shifting to S-DAT, the land contributes significantly more to the municipal tax base while requiring minimal County-provided services.
